As the retail market shifts following our collective unmasking and the reopening of stores, we are beginning to see how retailers are adjusting. Demand for end-cap spaces with drive-thrus is higher than ever, but some in-line vacancies are being filled with medical uses outside of just veterinary services, as has been seen in larger markets.

National chains for dental and urgent care services are also on the rise. Tertiary markets are being inundated with discount retailers such as Dollar General and its like, but we are also witnessing a slew of combination gas station/convenience store openings. Kwik Trip is dominating this niche, with multiple store openings at breakneck speed in Wisconsin, Illinois, Iowa, and Minnesota, and their purchase and subsequent rebranding of the Madison-area gas station/c-store chain Stop-N-Go.” – Mandy Witt
