Rock Ready Index Analysis: Resilient Housing Meets Slower Big-Box Industrial Absorption

In reviewing the Rock Ready Index for Q1 and Q2 Coldwell Banker Commercial McGuire Mears & Associates managing broker Adam Shultz echoes many of the findings and believes we seeing a bit of a bifurcated real estate market.
While many of the industrial development numbers are negative year over year, housing numbers continue to increase. Housing has been resilient even in the “higher for longer” rate environment.
It is impressive to see housing prices hold up as well as they have and speaks to the desire of people choosing Rock County as both where they want to live and invest.
While Shultz remains optimistic on industrial real estate moving forward, there is still concern regarding how long it is taking larger 100,000 plus square foot spaces to fill in our market and whether or not demand will find a way to increase given the lingering effects of inflation due to elevated oil prices from the ongoing conflict in the Middle East.
