Success Story: Seeing Treasure Where Others Saw Trouble at 837 N Parker Drive, Janesville, WI

By Senior Associate, Mandy Witt May 15, 2026

The sale of 837 N Parker Drive presented significant challenges from the beginning. The property consisting of warehouse, office, and storage components, had substantial deferred maintenance, including significant driveway and parking lot concerns, along with broader condition issues that complicated the transaction.

The seller, CW Storage, strongly believed the property was worth every dollar reflected in the assessed value and listing price. However, the property's physical condition and environmental concerns created hesitation among buyers and lenders alike.

As part of the due diligence process, environmental concerns were identified through Phase I and Phase II investigations. Despite these findings, the seller remained firm on pricing expectations. Financing also became a major obstacle, as at least one lender declined loan approval due to concerns surrounding the asset and overall risk profile.

At one point, the buyer walked away from the transaction entirely, putting the future of the deal in doubt.

Action: Persistence, Communication, and Problem Solving

Mandy Witt of Coldwell Banker Commercial McGuire Mears & Associates remained actively engaged throughout the process, helping both parties navigate a difficult and evolving transaction.

The process required:
• Managing expectations between buyer and seller
• Navigating environmental due diligence findings
• Working through financing challenges and lender concerns
• Coordinating extensive transaction documentation and closing requirements
• Managing communication with more than 100 storage tenants and related estoppel documentation
• Re-engaging parties after the transaction initially fell apart

The operational side of the transaction added another layer of complexity. With more than 100 rental units associated with the property, gathering tenant information, coordinating estoppel documentation, and compiling the information required by the closing agent became a significant undertaking.

After the original deal structure unraveled, renewed interest from another prospective purchaser helped re-open discussions and ultimately brought the original buyer, JVL Storage, back to the table.

Recognizing the challenges associated with financing the property, JVL Storage ultimately restructured the transaction and submitted an all-cash offer to purchase the property in its existing “as-is” condition.

Results: Closing a Difficult Transaction

  • Successful Sale Completed: Despite environmental concerns, financing obstacles, operational complexity, and stalled negotiations, the sale of 837 N Parker Drive was successfully completed between CW Storage and JVL Storage.
  • Creative Problem Solving: When traditional financing became a barrier, the buyer adapted by restructuring the transaction into an all-cash purchase.
  • Deal Revived After Collapse: What initially appeared to be a failed transaction was successfully resurrected through continued communication, persistence, and renewed market interest.
  • Operational Transition Managed: The transaction involved the transfer and coordination of more than 100 rental units, requiring substantial documentation, tenant communication, and closing coordination.
  • Industrial Redevelopment Opportunity: While the property presented significant challenges, including deferred maintenance, environmental concerns, and deteriorated drive and parking areas, the acquisition creates an opportunity for reinvestment, repositioning, and long-term improvement within Janesville’s industrial corridor.
  • Looking Ahead: What many viewed as a difficult and distressed property may ultimately become a valuable redevelopment and business asset under JVL Storage’s ownership. The future transformation of 837 N Parker Drive will be something worth watching in the months and years ahead.
