The longtime landowner enlisted Mears and Shultz to find a user for roughly seven
acres of commercial land. The land is located in an often overlooked area for
commercial development. Hence, they had their work cut for them as no new
projects had broken ground in that area for many years.


In late 2019, knowing Kwik Trip was looking around the Janesville market to locate
dynamic sites for multiple new stores along highly traveled corridors, the real
estate team of Mears and Shultz reached out and eventually completed a market
drive with the Kwik Trip representatives. The site was chosen as a front-runner and
put under contract in late 2019.

the contract and hold the deal together multiple times until the eventual
sale closing in November 2021.

• Kwik Trip Wright Rd Janesville, WI brought more than eighty-five new jobs to the
Janesville community.

• Remaining 2.19 acres zoned B-3 adjacent the newly built Kwik Trip is
available for $598,500.
