"As 2024 moves along without any interest rate cuts thus far, the Rock County commercial real estate market has started to feel some pressure. Although there are construction projects and transactions still happening, new project starts and new listings seem to be less and less and investors are being more hesitant than we’ve seen in previous years. With a rate cut in September not necessarily a question of if, but rather, how many basis points? It will be interesting to see if any optimism gets injected into the commercial real estate market or if investors will be waiting out the election and multiple rate cuts before deciding to finally put some cash back to work. Money market and treasury rates should continue to come down alongside the rate cuts so I’m optimistic we will see an uptick in commercial activity as investors search for yield and diversify out of paper into hard asset investments."
